The days of putting a sign in the yard and hope that someone will drive by and see it are long gone. We will also utilize many national websites in addition to our own. In return, we typically can find you a tenant/buyer within 30 to 45 days regardless if the market is “hot” or “cold”. Once we find someone who is interested in your property, we will then pull their credit to make sure they fit the criteria of the standards needed to proceed forward with the program. Our in-house mortgage broker analyzes their credit and debt to income ratio (DTI) to determine what actions are needed for them to qualify for permanent financing. Once we have a plan in place we contact you, the homeowner (seller), to discuss the prospective tenant/buyers current situation including their job, income, rental history, DTI, and most importantly, a realistic time frame for the buyer to obtain traditional financing to purchase the property. Now it is your turn, as you will have the final say on who is approved or denied for the program in regards to your home. Once we collectively select your new tenant/buyer we make all of the moving arrangements moving forward.
